LDA has introduced the 2020 Land Use Regulations for the LDA, dividing land into ten categories to strengthen the city’s land use scheme structure.

Divided land involves industrial, recreational, agricultural, commercial, open space, residential, institutional, mixed-use, registered, and particular development areas, which also fall into three broad categories of acceptable, permitted, and prohibited uses.

According to the new rules, it is allowed to use land in a residential area to build urban forests/farms, houses, kindergartens, apartment buildings, orphanages, playgrounds, parking cemeteries, and old houses.

Acceptable land use in residential areas allows you to develop an angle/corner. Neighborhood shop, kindergarten, community center, rehabilitation center, elementary school, training center, or other institutes for educational purposes, high schools, dispensary, guest house, indoor sports center or club, worship places, clinics, and ATMs.

Others like the development of government offices, educational institutes, hospitals, library, diplomatic enclave, parking plazas or sites, etc. also come under the same category

The authority has permitted land in the commercial area to be used for the construction of a multi-story building, residential apartment, technical and vocational institution, mixed-use building, for entertainment purposes including shopping centres, cinemas, theatre, auditorium, exhibition hall or departmental stores etc.

The authorities have authorized the land use in the commercial zone to construct an institution, residential apartment, multi-story building, department stores, buildings for recreational activities like theatre, cinema, concert hall, shopping center, auditorium, etc.

Permitted land use under an industrial zone includes large or medium scale industry, cottages, real estate, industrial complexes, unloading or loading spaces, ice factories, warehouses, industrial complexes, and real estate warehouses, warehouse, or distribution centers.

The LDA has banned land use for preparation, storage, cleaning, packaging, explosives, tracking, and production of detonating gunpowder, pyrotechnics, ammunition, and gunpowder mercury, sulfur, gases, bombs, nitro and phosphorus compounds, dynamite, or any other repulsive or dangerous targets.

The land-use rules are formulated under the 2020 Land Use Rules, taking into account various urban planners, housing planners, lawyers, entrepreneurs, journalists, and architects.
